These figures point to a more balanced market than in recent years, but prices and competition vary by area, property type and condition. For a look at Woodstock, Canton, Holly Springs and Ball Ground, see where first-time buyers look in Cherokee County.
Step 1: Get pre-approved and know your payment
A pre-approval tells you what a lender will actually finance and makes your offer stronger. Mortgage rates averaged 7.03% for a 30-year fixed loan the week of September 24, 2026, according to Freddie Mac. Set your budget by monthly payment, including taxes, insurance and any HOA dues, rather than by the maximum loan amount. Try our mortgage calculator. Common first-time options:
- FHA loans: The down payment can be as low as 3.5%, subject to qualification and current HUD/FHA requirements.
- VA and USDA loans: VA loans serve eligible service members and veterans. USDA eligibility depends on the borrower and property; check an address using USDA Rural Development's eligibility tool.
- Conventional loans: low-down-payment options exist, so ask lenders to compare them side by side with FHA.
Step 2: Check Georgia Dream down-payment assistance
The Georgia Dream program serves qualifying first-time buyers and certain buyers who have not owned a primary residence during the previous three years. Published information effective July 8, 2026 included the following standard-program figures:
| Program item | Published figure | What to verify |
|---|---|---|
| Income limit: 1–2 people | $137,555 | Household and program eligibility |
| Income limit: 3+ people | $158,188 | Household and program eligibility |
| Down-payment assistance | Program options are available | Current amount, repayment terms and selected loan product |
| Maximum purchase price | Varies by Georgia Dream product | Current cap with a participating lender before shopping |
You'll need to use a participating lender, so ask early.
Step 3: Budget for closing costs and cash to close
Beyond your down payment, expect lender fees, title and attorney fees, prepaid insurance and taxes, and escrow deposits. One Georgia-specific cost is the intangible recording tax on a mortgage: $1.50 per $500 of the loan amount, subject to state rules. On a $350,000 loan, that calculation is $1,050. Your lender generally must provide a Closing Disclosure at least three business days before closing; use the CFPB Closing Disclosure explainer and compare it with your Loan Estimate. Read our guide to the cash you'll need at closing for the major categories.
Step 4: Check the details that vary by address
- School assignment: Set by address and subject to change. Use the Cherokee County School District maps.
- City or unincorporated: homes inside Canton, Woodstock, Holly Springs or Ball Ground pay a city tax rate on top of the county rate. The 2025 unincorporated millage was 26.251 (Cherokee County Tax Commissioner).
- HOA: get dues, rental rules and any special assessments before your due-diligence period ends.
- Sewer or septic: Confirm with the seller, inspection records and the Cherokee County Water and Sewerage Authority when applicable.
Step 5: Get a thorough inspection
Use your due-diligence period for a full home inspection, and add specialists (roof, HVAC, sewer line) if the inspector flags concerns. Ask the seller for the age and service records of major systems. Our HVAC questions for buyers is a good place to start.
Step 6: File your homestead exemption
Once you own and occupy the home as your legal residence, review the current filing instructions from the Cherokee County Tax Assessors' Office. The county states that applicants must own and reside in the property on or before January 1 of the effective tax year. Its standard exemption provides a $5,000 assessed-value reduction for county taxes and $2,000 for state and school taxes, and the county operating-tax freeze limits inflationary increases after the base year. Filing deadlines and municipal exemptions can change, so confirm the current rules directly with the county and applicable city.
Important: Prices, interest rates, loan guidelines, assistance limits, taxes and exemption deadlines can change. Confirm program eligibility and property-specific costs with participating lenders and the responsible government offices. This guide is general information, not lending, tax or legal advice.
