Data and rules reviewed . An Ellijay cabin can work well as a personal getaway or a long-term hold. It works as a rental investment only if that specific property can legally be rented the way you plan and the numbers hold up at today's mortgage rates. The market is slower than a few years ago, and rental rules differ inside and outside Ellijay city limits.

Prices rose sharply from 2020 to 2025. In 2026, buyers have more choice and negotiating room. Past gains don't predict future ones. Demand for getaway homes is real. About 23% of Gilmer County homes are held for seasonal or occasional use (Census ACS 2020–2024), and visitors spent $169.7 million in the county in 2024 (Explore Georgia).
Start with your goal
- 1. A personal getaway. If the cabin is mainly for you, the questions are lifestyle and upkeep. How far is the drive, and can you handle steep or gravel roads? Does the address have the internet you need? Most Gilmer homes can get 100 Mbps service, but only about a third can get gigabit (FCC). Who will check on it when you're away?
- 2. A second home with occasional rental. Loan rules matter here. Under Fannie Mae occupancy guidelines, a second home must be occupied by the borrower for part of the year, remain under the borrower's exclusive control and not function as a rental property. Limited rental income may be permitted under the guidelines, but generally cannot be used to qualify. Tax rules also change with personal use. Review IRS Publication 527 and consult the lender and a tax professional before making an offer.
- 3. A long-term rental. This is the simpler rental path, but rents may not support the full ownership cost. HUD's fiscal 2027 Fair Market Rent for a three-bedroom in Gilmer County is $1,363 a month. Check the current figure in the HUD Fair Market Rent database. It is a benchmark for standard rentals, not a cabin-specific rent estimate.
- 4. A short-term rental. This has the highest income potential and the most rules, covered below.
Short-term rental rules: city vs. county
Rules can change. Confirm the property's jurisdiction and current requirements directly with the applicable government before relying on rental income.
| Question | City of Ellijay | Unincorporated Gilmer County |
|---|---|---|
| Where allowed | Only in zoning districts that allow hotels and motels; not permitted in R-1 residential except through a narrow conditional-use process near downtown (Ellijay Code Ch. 60) | Allowed with a county Short-Term Rental Host License (Gilmer County) |
| License | Annual city short-term rental license; confirm the current fee with City Hall | Renewals due by the 20th of each month |
| Changes to watch | In August 2026, the council rescinded earlier approvals for two Summit View Lane rentals | A proposed ordinance amendment was presented at a public meeting on September 8, 2026 |
Gilmer County reported 1,448 active host licenses as of August 10, 2026. Short-term rentals in both jurisdictions also owe an 8% local hotel-motel tax, and Georgia charges a $5 per-night fee (Georgia DOR). The county requires monthly returns even when Airbnb or Vrbo collects the tax (Gilmer County). Three checks before you count on rental income:
- Confirm whether the address is inside Ellijay, East Ellijay or unincorporated Gilmer.
- Read the HOA covenants and deed restrictions. They can prohibit rentals even where the county allows them.
- Confirm the seller's license status directly. An active listing online doesn't prove the property is licensed.
Run the numbers

| Assumption | Figure |
|---|---|
| Price / 25% down | $468,000 / $117,000 |
| Principal and interest, 30 years at 7.03% (Freddie Mac, September 24, 2026) | About $2,342/month |
| Property tax, unincorporated Gilmer, no homestead exemption | About $241/month (2025 millage, Georgia DOR) |
| Subtotal | About $2,583/month before insurance, utilities, maintenance, cleaning, management and fees |
Here's an example using the August 2026 county median. It's our calculation, not a quote. Investment-property loans are often priced higher than the average rate above. No government source publishes Ellijay cabin occupancy or nightly rates, so ask the seller for actual booking history, platform payout statements and hotel-motel tax returns. Mountain-property checks
Cabins often have wells, septic systems, private roads and steep lots, and each affects cost and rentability. Confirm the septic permit's bedroom capacity, since occupancy limits may be tied to it. Check who maintains the road, get insurance quotes early, and look up the flood zone. Our Gilmer County mountain-home buying checklist walks through each step. The bottom line
An Ellijay cabin is most likely to be a good fit when you'd be comfortable owning it even if rental income came in low. That means it's legal to rent in the way you plan, it's financed under the right loan type, and it's located where you actually want to spend time. Comparing counties?
