Buyers notice bathrooms quickly, but a costly remodel is not automatically the best pre-listing investment. The 2025 NAR Remodeling Impact Report estimated that a bathroom renovation recoups about 50% of its cost at resale. It also found 24% of agents recommended a bathroom renovation before selling, compared with 50% who recommended painting the entire home. Those national survey findings are context, not a prediction for a particular North Metro Atlanta home.
Fix problems buyers or inspectors may find
- Repair leaking faucets, running toilets, slow drains, loose fixtures, and failed caulk or grout.
- Investigate water stains, soft flooring, loose tile, or persistent musty odors before covering them.
- Make sure the exhaust fan works and is properly vented; have a qualified professional assess electrical or ventilation concerns.
- Check that bathroom outlets and safety devices are appropriate for the space.

Clean, then refresh what dates the room
Remove soap buildup, hard-water marks, mildew, and odors at the source. Clear counters and store personal items before photography and showings. Replace worn towels and bath mats with simple, clean ones.
If the room is otherwise sound, consider coordinated cabinet hardware, a modern mirror, a faucet or showerhead, and brighter, flattering light. Refinishing a sturdy vanity or repainting may be enough; replace a countertop only when its condition warrants the expense. Test paint beside the fixed tile and flooring using our paint-color guide. In a pre-1978 home, review EPA lead-safe renovation guidance before disturbing old paint.
Decide what is worth doing before listing
Compare the room with bathrooms in recent comparable sales, not with a showroom. A clean, functional bathroom often matters more than expensive finishes that do not fit the neighborhood.
